About Seggy

Seggy prepares cost segregation studies for short-term rental owners. A study separates a rental into the parts that depreciate faster (furniture, appliances, fixtures, landscaping) and the building itself, so your tax professional has a documented basis for the depreciation schedule.

Based in Utah

Seggy is a Utah company based in St. George, UT. We work with short-term rental owners across the United States.

Who runs it

Seggy was founded by Landon Rose, who owns and runs short-term rentals in Eden, Utah. Each study is reviewed and signed by a Certified Cost Segregation Professional before it is delivered. See our team.

Why we built it

As an Airbnb owner, Landon found that cost segregation for a single vacation rental was either priced for large commercial buildings or sold as a quick number with little explanation behind it. Seggy exists to give short-term rental owners a fixed-fee study with a documented method, a basis that reconciles to the purchase price, and a clean handoff to their CPA.

What we don't do

We don't prepare tax returns, represent anyone before the IRS, or guarantee savings. Your tax professional decides how a study is used on your return. Read how we prepare a study and our editorial policy, or contact us.
