Editorial and review policy

How we write

Our guides are written by Landon Rose, Seggy's founder. Each page opens with a direct answer, shows its assumptions, and lists the sources it relies on. Every tax page names its author and shows when it was last updated.

Professional review

Tax pages need sign-off from a Certified Cost Segregation Professional. Until that review happens, the page says “Pending review by a Certified Cost Segregation Professional” and is kept out of search indexes. A reviewer's name and review date only appear after they have actually reviewed that page.

Sources

We cite primary sources first: the Internal Revenue Code, Treasury regulations, IRS publications (such as Publication 946), IRS notices and the IRS Cost Segregation Audit Techniques Guide. Secondary sources are used for context only and are labeled as such.

Corrections

If you find an error, email hello@seggy.ai. We correct factual errors promptly and update the page's date. Material corrections are noted on the page.

Updates

We recheck tax pages when the law or IRS guidance changes, and at least once a year. Each page shows its last-updated date.
