How we prepare your study

A cost segregation study separates your rental into parts that depreciate faster (furniture, appliances, landscaping) and the building itself. Here's exactly how we do it, and who is responsible for each step.

1. Your basis comes first

We start from your closing statement and allocate land using county assessor data, then reconcile every dollar of the study back to what you paid. If it doesn't balance, the study can't move forward.

2. Evidence for every item

You share photos and a short phone walkthrough. Our software organizes the photos by room and counts what's in them. Our team checks the counts, and you confirm anything we're unsure of. Every line in your study links to the photo behind it.

3. Costs from real sources

Your receipts and invoices come first. Where there are none, we use published construction cost data adjusted for your area. Each number shows its source.

4. Classification by written rules

Each item is classified under IRS guidance and court precedent using written, versioned rules, not guesswork. Anything ambiguous is flagged for human review.

5. Signed by a certified professional

A Certified Cost Segregation Professional reviews the flagged items and signs your study. Their name is on it.
